Writing Property details when Selling your Property Privately

You don’t need to be an expert writer to be able to put together property details when selling your property privately. You just have to know the Unique Selling Points USP’s your property has and make sure you emphasise them. The advert needs to be plain and simple. In advance of writing the advert write down all the key points in a few words to explain each. For example: conservatory, designer kitchen, 3 bedrooms, recently re-wired etc… Think of absolutely everything that the property has. Write the list and go back to it later as this gives you additional chance to remember everything.

Don’t forget though that if you advertise with  Your Property For Sale you can amend your advert at any time, so if you have forgotten anything you can just add it in later.

If you are ever stuck for words

Considerations

  • Does the property have any original features such as a fireplace or doors?
  • What are the local schools like? Are they in close proximity?
  • Is the property in a desirable area? Is it an up and coming area?
  • Have you had any extensions, conversions or a conservatory built on? Consider any renovations you have had recently.
  • What are the transport links like?
  • Do you have a south-facing garden?

Inside

  • Taking Measurements
Measure the dimensions of each room accurately. Consider putting them in both feet and metres so that everyone can relate to the sizes. Consider any bay windows and explain that the measurement includes going into bay windows.
  • Room to Room
List all of the rooms in the house, leaving nothing out. Use the correct description for a room so if it should be a dining room but you use it as a sitting room describe it as a dining room.

For each room you should include:-

    • Radiators (number of)
    • Windows (number of)
    • Light fittings
    • Special features such as original fireplace
    • Standard of décor (unless the décor is particularly bad (see our section on improving your chances of selling your property if this is the case)
    • What fixtures and fittings are you including?

Outside

  • Gardens, accurately describe them – especially if they are particularly nice.
  • Garages or driveways – Can they accommodate more than one vehicle? Block paved driveways and brick garages can be good selling features.
  • Patio or BBQ?
  • South facing garden?
  • What level of privacy is there?
  • Is the property overlooked from any angle?

Additional things to consider

Look at how similar properties adverts have been written. They may contain something you haven’t considered or may help you concisely describe something. Make sure the lightening enhances your photographs. Be aware of the sun and any glare. Borrow a half decent camera if you need to as photographs can help sell a property. Consider ‘staging’ the property for photographs and for the viewings. Potential buyers like to be sold a dream, a way of life – a lifestyle. Making your house look its best will help this dream become a reality for them. Always think about the benefits to a potential buyer when listing features. Don’t forget to bring the benefits into conversation when holding viewings.

Taking Photographs

Taking good photographs is an essential part of promoting your property, the first thing a potential buyer will see is a thumbnail of your property, so having good property images will allow you to grab the users attention. For your main photograph we recommend that you take a good exterior shot.

When taking photos of properties for sale it is best to take both external (outside) and internal (inside) photos of these properties; the photos should be in a well lit environment so the prospective buyer can view the property in detail.

If you market your property with www.yourpropertyforsale.co.uk you can upload as many photgraphs as you like to the site to attract maximum attention to your property for sale.
